Brickell vs. Edgewater: which fits your family?

Two of Miami’s most walkable high-rise neighborhoods, compared on the things families actually care about.

The quick version

Both are walkable, high-rise, waterfront-adjacent, and full of resort-style amenities. Brickell is the denser, more urban “Manhattan of the South.” Edgewater is a little calmer, built around a bayfront park. Here’s how they compare where it counts.

Walkability & daily life

Brickell wins on pure walkability — a Walk Score near 90, the free Metromover, and shops, dining, and groceries all downstairs. Edgewater is very walkable too, but life there centers on Margaret Pace Park and quieter streets, with the Design District and Downtown minutes away.

Parks & kids

This is Edgewater’s edge: eight bayfront acres of playgrounds and sports courts at Margaret Pace Park, right at your door. Brickell has pockets of green and Brickell Key’s waterfront paths, but green space is more spread out.

Buildings & budget

In Brickell, look for buildings actually designed for families (children’s play areas, family pools, calm access) rather than investor towers. One-bedrooms often start around $300K–$500K. Edgewater’s family-sized condos generally run from the mid-$400s into $1M+, often with a bit more space for the money. (Always verify current pricing.)

Schools

Both lean on Miami’s magnet, charter, and private strategy rather than the default zoned school — so in either, confirm the assigned school by exact address and map any lottery windows early.

So which one?

Choose Brickell if you want the most urban, car-optional life and you’ll be selective about the building. Choose Edgewater if you want that same energy with a real park at the door and a little more room to breathe.
